Pillar 01 — Hospitality Operations
Acquisition & Investment
Partner with us to build the future of independent hospitality.
Overview
What we operate.
PMS 100 LLC isn't just an operator — we're an active participant in the growth of independent hospitality across Texas. Our acquisition and investment service is designed for partners, capital providers and existing owners who want to grow alongside a technology-first hospitality group.
Since our founding in May 2023, we've built a disciplined approach to evaluating, acquiring and operating hotel and motel properties — combining hospitality fundamentals with the operational efficiency that only comes from in-house technology.
Section 01
Who We Partner With
Property Owners Seeking an Exit or Operator
Many independent owners want to step back from day-to-day operations — or sell entirely — but worry about handing their property to the wrong team. We offer multiple paths: full acquisition, joint ventures or long-term management agreements that preserve ownership while delivering professional operations.
Capital Partners and Investors
For investors looking for stable, cash-flowing hospitality assets with operational upside, we offer co-investment opportunities backed by our hands-on operational model and transparent reporting.
Real Estate Funds and Family Offices
We work with funds and family offices that allocate capital to hospitality real estate and value an operator with technology, data discipline and a clear growth thesis.
Existing Operators Seeking Backbone Support
Some operators don't want to sell — they want better infrastructure. We offer operational and technology support agreements that let them stay independent while benefiting from our systems.
Section 02
Our Investment Philosophy
We believe the independent hotel and motel segment is structurally undervalued because most operators run on outdated systems, fragmented processes and limited data. The same property, run on our integrated operational model, can deliver materially better margins without sacrificing service quality.
Investment Criteria
- Strong location fundamentals — high-traffic corridors, growing markets, defensible demand
- 30 to 150 rooms — large enough for sophisticated operations, small enough to be agile
- Underperforming assets — sound buildings where operations need modernization
- Texas-first focus, with selective opportunities in adjacent markets
- Long-term hold thesis — we acquire to operate, not to flip
Section 03
What We Bring to Every Acquisition
Operational Diligence Beyond Spreadsheets
We evaluate the PMS, channel mix, staff structure, guest review sentiment, maintenance backlog and competitor positioning. We model not just what the property is, but what it could be under our operational system.
Day-One Technology Integration
The day a property joins our portfolio, our team integrates it into our existing tech stack — PMS, channel management, accounting, reporting and dashboards. No long migrations, no operational gap during transition.
Transparent Reporting
Capital partners get full visibility into property performance through the same dashboards we use internally. No quarterly black box — just real-time, real-data reporting.
Aligned Incentives
Our compensation and management structures are designed so that PMS 100 LLC succeeds only when our partners succeed. Aligned, transparent and built for the long term.
Section 04
Our Acquisition Process
- Initial Conversation — confidential discussion of goals, property and timeline
- Property Evaluation — operational and financial diligence, market analysis and a transparent thesis
- Structure Proposal — acquisition, JV, management agreement or hybrid
- Transition Planning — technology integration, staff continuity and operational stabilization
- Ongoing Partnership — active operation, transparent reporting and trust over time
